In the ever-evolving landscape of Australian real estate, family-friendly suburbs are emerging as key players in the market’s growth for 2026. According to the latest insights from the annual realestate.com.au Hot 100, these suburbs are poised to outperform others, driven by their appeal to families and a host of other factors.

The Hot 100, now in its fourth year, is a curated list of suburbs selected by property experts based on nine critical factors, including affordability, family appeal, location, and investment prospects. This year’s list highlights suburbs that are anticipated to experience significant growth throughout 2026, with nearly 40% of them chosen specifically for their family-friendly characteristics.

Megan Lieu, an Economic Analyst at REA Group, emphasised the importance of family appeal in determining a suburb’s growth potential. “Families with children account for the largest share of family types in the country, according to the Australian Bureau of Statistics. This makes family appeal a strong indicator of property growth prospects,” she explained.

The criteria for what makes a suburb family-friendly include dwelling type, perceived safety, and proximity to good schools, among other traits. These factors collectively define whether a suburb is suitable for families and, in turn, influence its potential for growth.

In New South Wales, suburbs such as Bateau Bay, Box Hill, and Calderwood are projected to perform strongly in 2026. These areas have seen ongoing development, resulting in a variety of property types and pricing options for different family types. The introduction of new community spaces and facilities further enhances their appeal to families.

Charlestown, Earlwood, and Five Dock also stand out as prime candidates for growth, boasting proximity to schools, recreational areas, and a strong sense of community. Megan Lieu noted, “These suburbs have experienced ongoing development, which has resulted in a variety of property types and pricing of homes for different types of families.”

In Victoria, suburbs like Grovedale, Herne Hill, Kennington, and Lalor have been identified as part of the Hot 100 for their family appeal. These areas offer affordable family-friendly homes, often below the state’s median house and unit prices. Their popularity with families is driven by large blocks of land, proximity to schools, and communal spaces.

While suburbs such as Mount Waverley, Oakleigh, and Williamstown generally have more expensive homes, they are forecast to perform well due to their family-friendly attributes. “These include access to a range of public and private schools nearby, diverse housing options, and strong community appeal,” Lieu highlighted.

Queensland also features prominently in the Hot 100, with suburbs like Baringa, Griffin, and Highfields identified for their family appeal. These areas are close to quality schools, nature, and shared community amenities, making them attractive options for families.

The suburbs of Petrie, Ripley, and Upper Coomera are also expected to see strong growth, driven by ongoing development in shared spaces, educational hubs, and lifestyle offerings. Wavell Heights and Yeronga, selected for their family-friendly characteristics, offer easy access to schools, amenities, and a suburban feel.

In South Australia, Brooklyn Park, Old Noarlunga, and Renmark are among the suburbs primed for growth in 2026. These areas are popular among families due to ongoing development, proximity to schools, and community hubs.

Western Australia’s Alkimos, Baldivis, Ellenbrook, and South Bunbury have been selected for their family appeal, with affordable family homes and strong development in transport and recreational facilities.

The Australian Capital Territory’s Denman Prospect, Giralang, and Melba are forecast to see solid growth, offering large family homes with proximity to schools and community spaces.

Finally, in Tasmania, Brighton, Legana, and Sorell are featured in the Hot 100 for their appeal to families. These suburbs have undergone major development and offer a mix of old and new homes at different price points, likely to see strong growth as schools and community infrastructure improve their popularity with families.

With a significant proportion of the population made up of families, these suburbs, which provide a family-oriented suburban lifestyle alongside good access to schools and amenities, are expected to perform strongly in the upcoming year.
