A new report from depreciation experts Washington Brown has identified the top performing investment-grade locations for annual capital growth in Australia.
The Pulse report, powered by Hotspotting, highlights areas that combine high capital growth with strong rental yields over the past quarter and year.
Key findings:
- Hillman, WA topped the list with 40% growth, reaching a median price of $530,000
- Moree, NSW and Armadale, WA both saw 35% growth
- 48 out of 50 locations in the report recorded price growth in the past 12 months
- 30 locations achieved capital growth above 10%
- The top 10 locations all experienced price rises over 20%
Washington Brown Director Tyron Hyde emphasized that these top performers also offer above-average rental yields and low vacancy rates.
“Across the top 10 locations, annual taxation benefits potentially range from $2,500 to over $7,000, depending on the type of property and location,” Hyde said.
Hotspotting Director Terry Ryder noted that five of the top capital growth performers also ranked highly for combined capital growth and yield:
- Armadale, WA
- Balga, WA
- Elizabeth East, SA
- Munno Para, SA
- Withers, WA
Ryder attributed Perth’s strong performance to increased investor interest, while Adelaide’s affordability has attracted both first-home buyers and investors.
The report suggests these areas continue to offer attractive opportunities for property investors, with some locations still providing median prices below $400,000 and rental yields above 7%.
